- Why do I need a floor plan?
- The main reason for the existence of our service is to help you market your
property. A floor plan (or "blueprint") will give potential buyers
or tenants a clear picture of the space that is available.
- If buyers are looking at several properties, the ones for which they have
floor plans are more likely to stand out in their minds.
- First time buyers who are coming from apartment life are used to seeing
floor plans. A listing with a floor plan will stand out in their
minds.
- Savvy and experienced home buyers know what they are looking for. A floor plan
may be the deciding factor that gets a buyer to visit your property.
- Buyers may be able to see that the layout of the space simply will not meet their
needs. This saves the buyer(s), the seller(s) and the real estate agent(s)
the time, money, and inconvenience associated with a showing.
- A floor plan will help the buyer or renter remember your property. This may
save themselves, the sellers/leasers, and the real estate agents the time,
money, and inconvenience of multiple showings.
- A floor plan may be the key to get prospects back for the second showing
that ultimately gets them to place an offer.
- Out of town buyers really appreciate having floor plans available.
When making a house hunting trip, it benefits all parties involved to visit
more of the properties that will work for the buyer and none of the properties
that won't.
- A floor plan can emotionally connect potential buyers to your property.
With a floor plan in hand, buyers can start to visualize their furniture
and possessions in place. ("We can put our bed here, our dresser
along this wall...") Real estate professionals know this is one of
the key factors in selling a home.
- I have a floor plan from the builder. Why do I need you?
- We specialize in creating clean and simple floor plans specifically
for marketing purposes. The builder's floor plan will have much more detail than is
necessary for this purpose and it will not reduce well to a letter or legal size sheet
of paper. For an average size residential property, our digital floor plans can
usually do their job on a single sheet of letter sized paper (or computer monitor!).
- Why do you charge per room instead of per square foot?
- We just feel it is more fair to charge per room. Small rooms take just as much time to draw
as large rooms. However, very large rooms (larger than 500 square feet) such as unfinished
basements or large commercial spaces tend to have more details and therefore take more time
to draw, so we do switch to charging by the square foot in those cases.
- What is considered a room?
- For purposes of calculating the cost of your digital floor plan, any physical room or
living area is considered a room. Small closets do not count as rooms. Non-rectangular
walk-in closets do. Stairways count as a room, but only on one floor. Hallways do not
count as rooms. Decks, attached garages, and covered porches count as one room each. Stoops,
landings, and simple balconies do not count. A detached garage or shed that you want drawn would
count as two rooms (but pricing for any other outbuilding with multiple rooms would be based
on the actual room count). In unusual circumstances not covered by these general guidelines,
we will generally price it in your favor.
- So what's the bottom line? What are your services going to cost me?
- A typical residential property (small ranch home) usually works out to about $50-$60 if we
draw it from a sketch you provide. An apartment, townhome, or condo will generally
be a little less - $35 or so. If we provide full service for you (that is, if we
visit the property, take measurements, create a sketch, and then create the digital
floor plan drawing), the same property (the small ranch) would come in around $145-$155.
A small apartment, townhouse, or condo would most likely come in at the $137 minimum
charge for full service, but may be slightly more.
- What if the floor plan is not right or I don't like the layout of the
page you create?
- Your 100% satisfaction is the only acceptable outcome of our work. If something is not
correct, we will fix it immediately. If you want your logo moved, made smaller or bigger,
turned upside down or backwards, we'll do it. Just tell us what you don't like and we'll
fix it. That's it. No hassles. No charge.
- Should we add a disclaimer to the floor plan?
- We do not feel it is necessary, but we do have a standard (and somewhat wordy...)
disclaimer that will cover your bases. For the minimalist, a simple "Floor plan
is approximate" statement works. If you don't like either of those options, we
will happily add any disclaimer that you deem appropriate.
